Case Study: Garran Primary School, ACT

From concept to comprehensive design
When Joss was engaged on the Garran P-6 School Modernisation, the team hit the ground running, immersing themselves in the client's vision and getting under the skin of what the school community truly needed. Joss was provided with PSP-level documentation developed over an 18 month period and rather than simply accepting the brief at face value, the team undertook a thorough review that identified critical gaps across solar access, traffic flow, flood management, people movement and budget.

Working proactively alongside project managers, architects and key stakeholders, Joss led the design team through 16 weeks of intensive weekly design and client meetings, translating concept ideas into a fully resolved new masterplan that covered buildings, landscapes and interiors in comprehensive detail. Every original contractual milestone was met.
Designing spaces that inspire
Every corner of Garran Primary School was designed with purpose and care. Learning neighbourhoods were structured as ecosystems of interconnected spaces, from explicit teaching rooms and co-teaching clusters to reflective independent zones and hands-on STEAM labs, all connected to outdoor courtyards through sliding doors and floor-to-ceiling glazing. Staff areas were crafted to nurture educator wellbeing, with seamless transitions between collaborative workspaces, quiet focus areas and external breakout spaces, all underpinned by a warm material palette drawn from local Indigenous flora and fauna.

The library, known as The Hive, anchors the heart of the school, with curved yarning circles, a biodiverse rooftop garden and a co-located adaptable learning space. Throughout, the landscape design was developed in close collaboration with the Traditional Owners Aboriginal Corporation (TOAC), weaving Ngunnawal knowledge, endemic plantings and Aboriginal astronomy into the fabric of the school's everyday environment.
Built to last, delivered with integrity
The Garran project presented a formidable set of construction challenges and Joss met each one head-on. Detailed flood modelling confirmed an existing overland flooding issue on the site boundary, which Joss resolved through a dual mitigation system of concrete upstands and sandstone blocks integrated naturally into the nature play landscape, a solution that proved its worth when the site received 110mm of rain in just 90 minutes. Restricted site access was managed through a dedicated telehandler and operator, with building layouts intentionally designed to allow 6.8m of clear material movement.

On quality, the standard was uncompromising: bricklayers dismantled and rebuilt their own curved Library walls until the lines were right, while Joss's air-barrier strategy, embedded from early design through to final commissioning, achieved an airtightness result of 0.77 m³/h/m², dramatically outperforming the ACT Education specification by a factor of nearly seven. This is what Joss means by delivering a world-class education facility.
